You have a vision. Maybe you have land in mind, but haven't secured it. Maybe you have some savings but don't know if they're enough or how to plan around them. You know your current environment is making you sick, you need a clear path forward, but don't know where to start.

The Codex Vision Process is where we begin. It's a focused 4–6 week discovery engagement that gives you three things: a clear picture of your project goals and health priorities, a realistic budget framework for what it will cost to achieve them, and site/floor plan studies so you know exactly what land to look for.

You walk away with clarity. A document you can take to a bank, a realtor, a family member, or a partner and say: this is what we're building, this is what it costs, and this is what we need to make it happen.

This is for you if: You haven't confirmed your budget. You don't have land yet. You know you want this, but you need a map before you can move.

MASTER PLANNING + DESIGN

For the client who has their land, their budget, and is ready to design.

You have a site. You have a confirmed investment range. You're ready to translate your vision into a real building.

Master Planning & Design is the full design engagement; from initial floor plan studies through construction documents, passive house energy modeling, material specifications, and coordinating the expert team (structural engineer, passive house consultant, EMF consultant, building biologist). This phase typically spans 8–12 months and produces everything your builder needs to break ground.

This is for you if: Your site is identified. Your budget is confirmed. You're ready to invest in a full design process and prepare to build.

Investment: 8–12% of construction cost, billed in monthly progress payments

FULL CODEX INTEGRATION

For the client who is ready to build and wants GeoAlchemy Studio with them through the finish line.

Full Codex Integration adds construction administration, field quality control, and certification oversight to the full design process. Our team works alongside your builder through the entire build: verifying assemblies, coordinating PHIUS certification inspections, and ensuring the home that gets built is the home that was designed.

For a passive house with health-specific specifications, this layer of oversight is not optional, it's the quality control that protects your investment.
